We love Waynesville, because it is a quaint small town with friendly people. There is so much to do in the town with many restaurants, shopping and town events. Downtown Waynesville offers seasonal street events and fairs that offers something for everyone.  These are always fun events that everyone comes out to enjoy. The HART Theater offers wonderful plays and music events. We saw A Christmas Carol there this year. If you enjoys sports, golf and skiing are minutes away.  Every year we enjoy Christmas shopping downtown. The town and the shops are decorated elegantly for the Christmas season. Every year we find the most special gifts for loved ones in the local shops. The best part is that we are only a five minute drive to Main Street.

Waynesville and surrounding communities have some great family friendly, affordable restaurants. You can find something for everyone to enjoy.  We love to eat at The Sweet Onion, Thai Spice, The Tipping Point Brewery & TavernNick & Nates and Angelos Pizza. We really enjoy Bosu's Wine Shop. All we have to do is tell Bob what we are having for dinner and he always matches the meal with a perfectly balanced wine at reasonable prices.      

Grocery stores are plentiful on Russ Avenue in downtown Waynesville. Our favorite grocery store is the Ingles on Russ Avenue. It has everything you need, even speciality items. We enjoy grabbing a Starbucks coffee located in the store to start off our shopping trip.  Seasonally, we always frequent Barber Orchard Fruitstand. We look forward  to the pies, apple dounghuts, apple cakes, apples and fresh apple cider. This is a popular destination for locals as well as the tourists.  A favorite country store we enjoy is Christopher Farms. We get all kinds of cheeses at very good prices. We enjoy attending the local Farmer's market held at the HART Theatre from spring to fall. We look forward to getting up every Saturday and heading there. It is a five minute drive and you can get everything from fresh seafood, breads, produce, cut flowers, fresh meats and much more. We have even ordered our Thanksgiving turkey here.
     
We bought the property because it is one of the only lots in the Sanctuary that offers flat ground, a creek flowing through the property and wonderful south winter sun.  The winter here is not a dreary at all. Our exposure offers some of the most incredible sunsets. The sunsets are a palate of colors.  

In terms of the house we can honestly say that if we built the house again we would do nothing different. That says a lot! The house was designed by Fred Bissinger from Pennsylvania. The style of the house is reminiscent of a Georgian farmhouse. The floor plan is warm and functional, yet elegant and distinctly beautiful.  There is charm throughout the house.  The house is wonderful for entertaining in the large dining room to relaxing in the formal living room. The house was build with lots of closets and storage and laundry facilities close to the bedrooms. There is granite throughout the house and the kitchen has a huge countertop, double Wolf ovens and a large Sub Zero refrigerator and a smaller one for beverages. The extended family always wants to have the holidays at our home and cooking becomes a family affair that is enjoyable and spacious. We don't have enough room to write about all of the pluses and fond memories we have had in the house. 


The Smoky Mountain Sanctuary community is dedicated to maintaining a clean and attractive community. The community is well maintained all year. Our homeowners association is very well organized and professional. The association has the general welfare of all property owners as their primary objective.    

Our children are in a private Christian school in Asheville but we have many friends who have their children in Haywood County Schools and they are pleased. This is the only reason we are seeking to move from our home. We are currently commuting two hours per day for school. Also, because of the distance, the children are not able to be involved in many after school activities and their friends all live in Asheville. We love our home and would otherwise never move.    

We love to spend time on our huge covered porch. We have enjoyed many family meals as well as entertaining in this peaceful space. We have many perennial  beds and always have cut flowers from spring through the fall. There is beauty in every season.    

The Smoky Mountain Sanctuary community affords hiking, picnicking and plenty of relaxation. There are wildflowers and wonderful views for every season. We have a variety of wildlife including deer, hawks, turkeys, bobcats, foxes and an occasional bear has been sighted. Not to worry, though, most animals run at the sight of humans.     

Our neighborhood is really the best of both worlds. It is private yet right in downtown Waynesville.  The drive home is very picturesque and we get to enjoy golf course, farm and mountain views. The neighborhood has wide roads which are always maintained. The neighborhood is gated. When you approach the gate you are greeted by a small flowing waterfall and an attractive gatehouse. We have a beautifully constructed community pavilion that offers a large stone fireplace, outdoor grill, restroom facilities, picnic tables, tennis courts and a chapel.   

The entire community offers gorgeous mountain views. The best part is the Smokey Mountain Sanctuary is not within the city limits, so we only pay county taxes which will cut your taxes in half.     

The house has three zones for heating and cooling, one for each floor.  This allows you to control each floor independent of another.  All of the stone on the house acts as a great insulator of the temperatures. The heating bill average for the year is $250 per month.  We fill the propane tank once a year and this fuels our tankless water heater, the Wolf gas stove top and the two gas fireplaces located in the master bedroom suite and in the downstairs game room. In addition, we have two conventional fireplaces in the house.  We have heated floors in the master bathroom which can be programmed to one's preferences.

  2. The Sanctuary is a beautiful community...such beautiful views so near to a vibrant downtown are difficult to find in the mountains. Waynesville's wonderful in that it has all the conveniences modern living requires (Best Buy, Car Dealerships, etc.) but retains is historic mountain charm with many independent shops and stores like Just Ducky, The Wineseller, Panacea and dozens of others. Golfers also would benefit from The Sanctuary's location as the semi-private (pay per round) Laurel Ridge Country Club and Waynesville Country Club are within 5-10 minutes drive.

The perennial beds, flowing stream, private setting, and long range views from the covered porch sound like a home in heaven.
