CPO = Certified Pre-Owned

Imagine purchasing a home that has an inspection. All the issues that arise on MOST homes are now unlikely to be a problem. YOU know going in, if there are any issues with the home as determined by a
licensed home inspector.



Old-fashioned real estate
The average inspection turns up 12+ items that need repair. At this point, you as the buyer will have paid for an inspection, and now have to renegotiate the terms of your offer. 

Homes with a full CPO take a lot of these issues off the table. You are still welcome to have your own inspection, of course, as well as order your own appraisal if you wish.

Appraised for your peace of mind
Imagine the peace of mind you will have, purchasing a home that has an appraisal in place. We have been using this approach since 2011, and only one of these homes has not appraised when the buyer attempts to get a loan. We sell more homes than any other team in the mountains, so this says something about our approach!

Now you are purchasing a home that is appraised, and has an inspection for your perusal. A full CPO home also offers a home warranty, to take care of most issues that would arise during the first 12 months of your ownership.

  1. This makes sense for all sellers. As a buyer's agent, I have seen transactions go smoother when the seller has done their homework upfront. I have also seen transactions go south very quickly when the inspections come back with surprises. As we know, once a seller has signed a contract, they have very few options to back out, if any. On the other hand, a buyer can walk for any or no reason during the due diligence period.   2. As a buyer's agent finding homes that are certified are a real bonus. As quickly as homes are going under contract in Asheville having a seller that has done their homework can be the difference between a buyer choosing one home over an other. Surprises on inspections always create doubt in a buyers mind as to the integrity of a home. Home warranties give the buyer the peace of mind.

    The value of a seller having an appraisal before listing is paramount. Values can be different from neighborhood to neighborhood and there are many factors that determine the "current market value" of a home. The majority of buyers have to qualify for loans and then the home must be appraised. If a home doesn't appraise for the contract price because the home was listed outside the range of its current market price, that is a deal breaker unless the buyer is willing to come out of pocket for the difference in contract price and the appraised price. That is simply not an option to many buyers. A renegotiation of the contract and possible termination of said transaction often occurs.

    It takes a lot of the stress, worry and unknown out of the equation. Buyers can now make offers with confidence, knowing they won't have to start their search over because of unknown issues.

  7. This process takes a lot of the guessing out of buying and selling a home. Why not already have an inspection and appraisal so that you know the actual value of the home you are purchasing or selling?

  9. The home inspector should be able to provide all professional history and should have some referrals, or have more qualified inspectors to help or assist. I consulted Redondo Beach home inspection for my newly constructed home.
